Ogden Apartments is an 11-unit complex in Columbia, SC. It came to us not as a listing, but as a phone call — the owner-operator was running it through outside management and watching it fall apart.

By the time we looked at it, only 4 of the 11 units were occupied. Frustrated and out of options, the owner approached RealTreo to rehab and manage the property. We saw the value-add upside immediately and stepped in — not just as a manager, but as a partner.

What We Did

A clean reset — tenancy, building, and books

Structured the deal with $450K of rehab debt and a management partnership
Cleared every legacy tenant and started from a clean slate
Completely rehabbed all 11 units, inside and out
Re-leased every unit at market rents — annual rent climbed from $36K to $145K, roughly 4×
Qualified the rent schedule for a moderate-income tax abatement — $10,000/yr straight to NOI
Took over day-to-day management in-house
