Four Seasons Apartments is a 33-unit complex of four buildings in Columbia, SC — 32 residential units plus a management unit we've repurposed as our on-site office — operating under an existing government housing contract.
When we found it, it was severely under-managed. Of the four buildings, only one was partially occupied — another sat damaged and completely abandoned, and the rest weren't far behind. At acquisition, only about 20% of the property was livable. But the in-place government contract — plus the obvious value-add upside — is exactly why we partnered with one of our capital investors to acquire it.
