RealTreo started with three of us — Dave Fernandes, David Rooker, and me — who'd rather build than write checks from a distance. From day one we set out to find the properties everyone else overlooked, do the hard work of turning them around, and stand shoulder to shoulder with the partners who trust us with their capital. That's why we do it all in-house: we source the deal, run the construction, manage the asset, and answer for the results. This is a people business, and the relationships — with our investors, our brokers, and the residents in our buildings — are what we protect above everything else. 15 years of real estate sales with over $80M in residential closings, and 30 years in building & construction with over $200M in completed projects — from residential subdivisions and large-scale apartments to high-rise hotel and casino developments.
DRDavid Rooker
40 years of real estate lending experience, with over $750M in originations across the residential financing spectrum. From 2017–2021 he specialized in Fix-and-Flip and investor financing for a market-leading institutional lender, underwriting more than 1,500 projects.
NMNicolas Morales
President and Co-Founder of RealTreo, leading the acquisition, optimization, and management of every asset with a focus on long-term investor value. He has acquired $50M+ in real estate and built RealTreo's in-house operating platform. Earlier he closed $60M+ in sales, working with the Raiders, 49ers, and Miami Dolphins. B.S. in Political Science, Arizona State University.

RealTreo's primary relationship builder — growing broker networks, nurturing investor pipelines, and strengthening ties with city housing authorities and Section 8 programs. His rapport and diplomacy drive deal flow and client retention.
RCRafit Cotoret
Leads operations and asset management across the firm — aligning departments, performance metrics, and reporting frameworks so the portfolio runs efficiently, assets perform, and the organization scales cleanly.
