What does "value-add multifamily" mean?

Value-add multifamily means apartment or small multi-unit residential properties that are underperforming — through deferred maintenance, poor management, or below-market rents — and can be improved to increase income and value. RealTreo acquires these Class D–B assets, renovates and repositions them, and stabilizes them under professional management.

How does RealTreo's in-house management work?

Rather than outsourcing operations, RealTreo handles the full lifecycle internally: sourcing, underwriting, construction and renovation, leasing, and day-to-day property management — including maintenance crews on our own payroll. The property-management side runs through our sister company, RealTreo Properties.

What markets does RealTreo operate in?

RealTreo's primary markets are the Southeastern U.S. — especially the South Carolina Midlands (Columbia, Sumter, Orangeburg) — and Nevada (Reno, Sparks, Fallon, Las Vegas), with select activity in California and Ohio. Florence and the broader Pee Dee region are active expansion markets.

Is RealTreo the same company as RealTreo Properties?

No. They are two distinct, commonly owned companies. RealTreo (realtreo.com) is the real estate investment and operating firm. RealTreo Properties (realtreoproperties.com) is our property-management company, handling leasing and day-to-day tenant services.
